Getting rental homes ready, listed and leased, faster.

Sunroom leases single-family rentals for owners and property managers. I was its only designer in 2023 and worked across the product. These are the two I took from start to finish: SunSetup, which runs the installers who get a home ready to show, and Pre-Leasing with Concession Pro, which help partners lease a home before it's ready, and when it sits too long.

Pre-lease status

Tours are off and the listing says so, so nobody books a showing at a home that isn't ready.

Waitlist

Renters join a waitlist instead of booking a tour. Views, leads and the waitlist sit in one card.

Update or end the pre-lease

Move the date, or end the pre-lease and turn tours on. Ending it sends an installer to set the home up.

The brief

One home, from listed to leased.

Partners list rental homes with Sunroom. Sunroom gets each one ready to show, then markets and leases it. Every product here sits on one step of that path, and the partner sees all of them on the listing page above.

  1. Partner

    Submit the home

A partner lists a rental with Sunroom.

  2. SunSetup

    Get it ready

Installers take the photos and put in the yard sign and self-showing locks.

  3. Pre-Leasing

    List it early

Market the home before it's ready to tour.

  4. Concession Pro

    Lease it when it sits

Offer a concession instead of cutting the rent.

SunSetup

Get every home ready to show.

Sunroom ran its installers on a third-party vendor system that slowed operations and was hard to adapt. SunSetup replaced it, and the team built it in 72 hours. It has two sides: a desktop dashboard where admins review orders and assign installers, and a mobile app where installers take the jobs and report back.

One order, every job a home needs.

Assign a listing, a due date and an installer, then add each job the home needs, with instructions.

SunSetup Create Order screen. An order form with fields to assign a listing, a due date, a driver and a job type, an Add Job link and a green Submit Order button.

Every open order, late ones in red.

All orders across listings, from going to market to maintenance and uninstalls, with the installer and each job's status.

SunSetup admin on the Open Orders tab. Rows of orders with due dates, some in red, the partner and installer, and jobs like Uninstall Sign, Install Sunlock and Install Combo Lockbox with their status.

Everything an installer needs to get in.

The access method, occupant contact, gate and alarm codes and special instructions, above every order the home has had.

Is the home ready to show?

Every home on its way to market against its promise date, with each job done, failed or waiting. A failed job links straight to a new order.

SunSetup admin on the Going To Market tab. A table of listings with promise date, address, market, partner, list ID, notes, driver and required jobs, each job ticked done, marked failed or waiting, with order IDs on the right.

Self-tours depend on the lock.

Once a home is live, the Sunlocks tab checks each lock: tour, status, door and battery, next to days on market.

On site, the installer works from their phone.

New jobs arrive in a feed.

Each assigned home shows its address, due date and jobs. The installer accepts or declines it.

Pre-Leasing

List a home before it's ready to tour.

A home couldn't be marketed until it was ready to tour, so it sat empty while it got ready. With Pre-Leasing, a partner lists and syndicates it early, and renters line up before the home is ready.

The partner lists it early.

Marketing a property asks one question first: pre-lease it? Yes puts the listing live and syndicated before the home is ready to tour.

Market Property dialog over the dimmed partner dashboard. It asks Pre-Lease this property? with Yes and No, explaining that the listing goes live before the home is ready to tour and renters are told when it is, above address fields and a yellow Start Marketing button.

Renters see when, not just what.

The listing shows as Coming Soon with a date range, so renters can plan around it instead of passing it by.

A waitlist in place of a tour.

Where the tour booking would be, renters join a waitlist. They can also apply early.

Further down the renter listing. Amenities like central heat, air conditioning and oven, then a Home Coming Soon note saying the home isn't ready for tours yet, above a yellow Join Waitlist button.

First to know when it's ready.

Renters get a text, email or push notification when tours open. If the date passes first, the listing asks the partner to turn tours on or set a new date.

Be the First to Tour! dialog over the dimmed listing. It says the home will be ready for tours on Feb 22 and Sunroom will notify the renter as soon as it's available, with a Close button.

Concession Pro

Lease a home that sits too long, without cutting the rent.

The usual fix for a home that sits on the market is a lower rent. Concession Pro gives partners another way: a rent-free period, a deposit discount or a custom offer. The rent stays the same and the home reaches more renters. The partner builds one in five steps, with a live preview of what renters will see, then checks it on a review page before it goes out.

Offered where the problem shows.

The Concession Pro card sits on the partner's listing page, under the stats that show the home isn't leasing.

Partner listing page from Stats down, with the Concession Pro card under the views, leads, tours and apps. It promises more leads with tailored rent concessions, shows four tiles, Promote your concessions automatically, Create in minutes, Stand out and Track the progress of your concessions, lists what the partner can do, and ends with a green Create Concession button. Property access cards sit on the right.

Three kinds of offer.

A rent-free period, a deposit discount or a custom offer. The preview on the left builds as the partner goes: the banner on the listing's first photo, and the offer renters will read.

Step 1 of 5, Choose a concession, beside a live concession preview. Rent-Free Option is selected over Deposit Option and Custom Option.

Weeks, not math.

Pick 2 weeks, 1 month or 2 months, or count the weeks. The screen turns it into dollars.

Step 2 of 5, Choose how much rent is saved. Options for 2 weeks, 1 month or 2 months, a custom counter set to 1 week, and a concession amount of $375.

A deadline renters can see.

Set the dates the offer is valid. The preview counts down the time left.

Step 3 of 5, Select the dates the rent concession is valid through. Start date 01/15/2023, end date 02/15/2023, 30 days in total.

Then Sunroom does the rest.

Sunroom posts the concession everywhere the home is listed, messages renters who already showed interest and tracks how it performs. A card on the listing shows the terms, the time left and the progress.

Concession Created! dialog over the dimmed final step. A green check, a list of what Sunroom does now, syndicating the concession to listing sites, messaging leads and tracking performance, and a green See Analytics button.
